High-rise units hide the air handler in a tight interior closet with a secondary drain pan and float switch. A clogged pan line trips the switch and the system simply stops — we clear the line, test the switch and check the pan before touching anything else.
Condensers east of Biscayne Boulevard take constant salt load. Corroded coil fins and contactor pitting show up years earlier here than inland, so we inspect for it on every Miami visit rather than only replacing the failed part.
